Ask an agent, read the newspapers, watch the local news broadcasts at 5:30 and 11 and you're hearing the same thing. Here it is in green and red, but the graph itself is only part of the story. Of course there is the occasional listing that stays on a bit longer, but longer in this market usually only means 30 days.

With the current development of Upper Land Park under way, Broadway becoming gentrified, add Selland's to the mix and of course the close proximity to the ever vibrant booming and burgeoning midtown scene, many are finding Land Park all that much more desirable. There is a glut of prequalified buyers just waiting for their shot at a home in Land Park or Curtis Park. As we go to "print" with our newsletter there are 10 listings pending and 18 on the market in Land Park, which is up from the average of 13 active listings over the past two and a half months, but still a far cry from what this market demands. Curtis Park, as of right now, has 17 actives and 12 pendings. As you can see, there have been some listings that have come to market and that have sold since this Trendgraphix was generated. Since September of 2015, 58 homes in Curtis Park have sold with an average price per square foot of $308.78 and a median home price of $438,072 and a 99.82% sale price to list price ratio.
